Queen Emma Land Co. has announced a partnership with developer OliverMcMillan to redevelop seven parcels of land at Kuhio Avenue and Kanekapolei Street in Waikiki to create a commercial mixed-use project.
The project would include renovations to existing apartment buildings and replace the recently demolished Makitti Hawaii restaurant building with a 450-unit high rise and parking podium.
The project would include a total of 500 rental units, 20 percent of which are to be allotted to residents earning 80 percent or less of the area median income.
More people will be living alongside Kuhio Avenue in Waikiki when the project is completed.

“Queen Emma Land Company looks forward to see this portion of its Waikiki ownership redeveloped into quality housing units,” said Eric Martinson, president of the company, in a press release.
Fifty of the units included in the proposal will be in Waikiki Regents, Queen Emma and the Beachside Apartment buildings, and the project would replace the Food Pantry store on Kuhio with a full-service grocery store.
OliverMcMillan is still putting together the project team, which will include Solomon Cordwell Buenz and Benjamin Woo Architects.
The project will be presented to the Waikiki Neighborhood Board at its Nov. 14 meeting at the Waikiki Community Center, 310 Paoakalani Ave. It is expected to be completed in late 2021.
